SHORT TERM RENTALS

Terms & Conditions

 

PAYMENT

To make the reservation, 25% deposit/down payment + VAT* is paid to c/o Stockholm of the total amount. The balance is paid in cash upon arrival, directly to the host, alternatively via electronic payment before arrival. (Would you prefer payment of the total amount in advance, notify us and this can also be arranged, including invoice).
*VAT = Swedish Value added tax, applicable on the deposit only.

As soon as we have received your deposit, we make the reservation with the chosen host and send you a booking confirmation with all information about your host and accommodation. At the same time your host will receive the information submitted by you.

PRACTICAL INFO

As soon as the booking is finalized, contact your host right away to introduce yourself, check the address/entrance door code and arrange a meeting time for your arrival. The sooner you establish contact, the easier for you practically. You may also wish to get directions and information concerning public transport. The guest is responsible for his/her belongings and has to observe the rules of the host.

Guests arrive by prior agreement with the host. Check in between 14.00-20.00, check out before 12.00, unless agreed otherwise. If arrival to the apartment is expected after 21.00, this must be notified to c/o Stockholm before booking. Often late arrival can be arranged, usually an extra charge applies. Guests are expected to arrive within 30 minutes after arranged time. In case of delay the guest must promptly contact the host. If guest due to delay, or any other reason, does not stay all nights he/she has booked, alternatively reduces the number of persons, no refund is applicable, unless separately agreed with host. c/o Stockholm’s deposit then remains nevertheless unchanged, which is also the case if force majeure should occur, i e disruptions caused by external influences. Changing property or dates, provided there is availability, will incur an administration charge of 500 SEK.

The owner or his representative will reject access to the rental accommodation if the number of persons exceeds the number mentioned in the booking confirmation. The same applies if the names are not corresponding to the original booking. Any changes or special requests concerning the rental must be accepted via email by c/o Stockholm prior to the tenant’s arrival at the rented accommodation. Be prepared to show identification/passport/credit card upon arrival.

THE TENANT’S OBLIGATIONS

Note that the apartments often constitute the private homes of the respective hosts, whose personal belongings shall be respected. Take good care of the apartment. Basic cleaning after check out is included, such as change of sheets and towels, but each apartment must be left in the same good condition as it was when the guest checked in, for instance household waste shall be emptied. Any damage – regardless on walls, furniture, floors, electronics etc. – caused by the guest must be compensated for. The guest also agrees not to reproduce and/or give to third parties the keys of the property. Loss of keys will entail compensation of the cost of new locks and new sets of keys.

Sound level shall be kept low, no smoking inside the apartments, noise or parties allowed. It is forbidden to bring strangers/people not included in the booking to the apartment. The tenant is responsible for proper conduct and behavior during his stay in the rented accommodation. If the tenant’s behavior should deviate from this code, the owner or his representative has the right to immediately ask the tenant to leave the rented accommodation. The tenant is in such cases not entitled to any compensation for the rental amount which has already been paid.

Full travel insurance is recommended.

RESPONSIBILITY

c/o Stockholm acts only as a booking agent between guest and host. The host is solely responsible for letting the accommodation. c/o Stockholm bears no responsibility whatsovever for any damages or claims of any nature that may arise in relation with the let accommodation. If the host should be unable to let the accommodation, c/o Stockholm has the right to offer equivalent accommodation – or – if not possible, offer repayment of the booking fee. Upon receiving such information from the host, c/o Stockholm will promptly transfer the information to the guest. The guest is not entitled to any other compensation than reimbursement of the booking fee.

c/o Stockholm reserves the right to adjust listed prices on the website in exceptional situations and in these cases will inform the client before booking. (Clarification: this does not concern confirmed bookings, where the price of course stays as agreed.)

CANCELLATION

In case of cancellation the prepayment/deposit is not refundable. No-shows, i e should the guest not turn up at check-in for any reason, are charged 100% of the total amount due.

In Sweden we have common laundy rooms which you share with your neighbours and which are free to use. If you are unsure if your apartment has a washing machine/dryer – contact us.
